Village of Republican City

1. The residential structure must be completed within 18 months of the purchase date of the property.

2. The residential structure must meet the following standards:

a. No less than 1,000 square feet of floor area.

b. No less than 18 foot exterior width.

c. A roof pitched with a minimum vertical rise of 2 ½ inches for each 12 inches of horizontal run.

d. The home shall comply with all setback requirements of the Residential District.

e. All homes shall comply with and meet all Village building, plumbing, electrical, housing, fire and health codes.

3. If the residential structure is a manufactured home, the manufactured home must meet the following standards in addition to the standards listed above:

a. The home shall be located or installed on a permanent perimeter foundation. This permanent perimeter foundation shall be completed within two months of setting of home on the lot.

b. The home shall be installed with permanent utility connections.

c. The exterior material shall e of a color, material and scale comparable with those existing in residential site-built, single-family construction.

d. The home shall have a non-reflective roof material which is or simulates asphalt or wood shingles, tile or rock.

e. The home shall have wheels, axels, transporting lights and removable towing apparatus removed.

f. The manufactured home shall be no more than ten years old at the time it is set on the lot.
